    Whenever property owners try to sell their property without representation from a qualified professional, this is usually called FSBO. FSBO is the acronym for For Sale By Owner.

    According to data on FSBO sales from the National Association Of Realtors (NAR) 2006 Profile of Home Buyers and Sellers, each year a small horde of home sellers throw caution to the wind and go it alone, usually without the assistance of a licensed real estate agent.

    This decreasing group of risk-takers, go into doing the task of pricing, marketing,screening, scheduling, showing and paperwork, with the goal of saving some money. However,according to analysts, it's often an experience they find less than rewarding.

    FSBO Facts And Figures

    According to the NAR's Profile of Home Buyers, 18 percent of FSBO sellers indicated that preparing the home for sale was the hardest part when selling without the assistance of an agent, followed closely by understanding and performing paperwork (16 percent) and selling within their desired time frame (15 percent). In 2006, the NAR reported that only around 12 percent of sellers chose the FSBO route, which was down from 13 percent the previous year.

The more puzzling thing to note in the decline in FSBO's, is the fact that 40 percent of all FSBO's sold their homes to someone they knew prior to the transaction. This would indicate that only 7 percent of all home sales are open market FSBO transactions. The rest of the transactions are simply unrepresented sellers in private transactions.

    On the other hand, homes sold with the help of a real estate agent in 2006 sold on average for 32 percent more than FSBO sales. The median FSBO selling price in 2006 was $187,200, as compared to $247,000 for agent-assisted transactions.
